My Department has made no specific estimate of the proportion of first-time buyers purchasing a property for more than £450,000 in each region.

The UK House Price Index shows that in August 2026 the average price paid by first-time buyers in England was £246,000. The average was below £450,000 in every English region except London, where it was £473,000.
