Question to the Department for Levelling Up, Housing & Communities:

To ask the Secretary of State for Housing, Communities and Local Government, what estimate he has made of the number of sales of flats in buildings (a) under or (b) over 18 metres that have not been completed as a result of the building not having an EWS1 certificate; and if he will make a statement.

The EWS1 form is not a Government regulatory or legal requirement. The Minister for Building Safety is aware that lender requests for EWS1 forms are taking time to obtain and that many lenders are requesting the form be completed for buildings under 18 metres. Where building owners are able to demonstrate their buildings are safe using other equivalent evidence, we would encourage lenders to accept that for valuation purposes.
